Additional PIQs Now Live to Support Material Information Collection and Sales Progression

Edited

Moverly has introduced a set of additional Property Information Questions (PIQs) to expand the scope of Material Information gathered from sellers.

These new questions are designed not only to support legal compliance but also to help estate agents accelerate sales progression, reduce fall-through rates, and provide greater transparency to buyers earlier in the transaction process.

What's New?

The additional PIQs cover several new areas:

Property Features and Structure

  • Outside areas: Identifies whether the property includes any of the following:

    • Front, rear or side garden

    • Balcony, roof garden, or communal garden

  • Construction type: Captures the property's main construction method, including:

    • Brick and block

    • Timber frame

    • Steel frame

    • Insulated concrete form (ICF)

    • Structural insulated panels (SIPs)

  • Loft access:

    • Whether a loft exists

    • How it is accessed

    • Whether it is boarded and/or insulated

  • Spray foam insulation: Indicates whether it is present and captures relevant details

Safety, Condition and Environmental Risk

  • Flood defences: Whether any measures have been installed

  • Rot, damp and treatment: Asks if the property has been treated for:

    • Dry rot

    • Wet rot

    • Damp

  • Asbestos: Whether any part of the property contains it

  • Invasive species: Presence of Japanese knotweed or similar

  • Subsidence or structural faults: Whether these have occurred

  • Health and safety notices: From authorities or qualified professionals

Sales Progression and Financial Information

  • Onward chain: Whether the sale depends on completion of another purchase

  • Estate rentcharges or management charges: Identifies any associated costs

  • Managing agent contact details: Name and email address where relevant

Utilities

  • Electricity:

    • Whether solar panels are installed and owned outright

These new questions are fully integrated into Moverly's Material Information collection process. By gathering this data at the outset, estate agents can:

  • Prevent delays caused by missing or late-stage disclosures

  • Improve buyer confidence and reduce post-offer renegotiation

  • Facilitate smoother, faster progression through to exchange and completion
