Adding or editing Material Information answers for a Client
There are a couple of reasons why you may need to provide Material Information answers for a client:
1. You may have clients who are unable to add their own Material Information in the online form because they don't have a computer or mobile phone.
2. Your client has completed the Material Information form but has realised that an answer is incorrect and requires editing.
You as the agent can support your clients in these situations because you have the permissions to edit the seller / landlord forms once they have been completed by your client. Please find below further guidance on how to do these tasks in Moverly.
1. You have clients who are unable to use a computer for any reason.
The role we hope to play at Moverly is to gather all of the information required to satisfy your compliance requirements as an agent. We also try and do that without it involving an admin overhead for you; i.e. you providing the data for your landlords or vendors.
How to provide information on behalf of a client
Find the property on Moverly (you can search within the dashboard for the address). When you click into the property, you'll see the screen below.
Click on Seller Forms or Landlord Forms in the menu at the top of the screen:
When you enter the Seller forms, you will see the highlighted message at the top of the screen confirming you are providing the information on their behalf.
If you do add information into the Seller or Landlord Material Information form, then this will be recorded against you and your agency making you, rather than the seller or landlord, responsible for that particular input. i.e. it will show in the certificate as added by X at X time.
You will be asked to accept yourself as a participant to the form to record your name against the audit trail for the Material Information.
To save you time and protect you against misinformation, we do recommend that you support your client to complete these forms from their own device where possible; you may wish to offer clients a helping hand to talk them through how to complete the process using their own device.
If you do provide the information directly for them, it's good practice to confirm the information you've added is correct (by getting confirmation in writing from the client).
2. Your client has completed the Material Information form but has realised that an answer is incorrect and requires editing.
Click on Seller Forms or Landlord Forms in the menu at the top of the screen.
You will be asked to accept yourself as a participant to the form to record your name against the audit trail for the Material Information.
You as the agent can edit answers to the questions by clicking on the link Not Correct? as shown below:
The answers now become available to you to edit. When you have made the edit click Save and Continue.
