Please find below a list of items Moverly automatically populates in the material information form after upgrade:

Part A

Asking price - Pulled through by agent CRM (if available at the time the property is onboarded), and confirmed by the vendor. 

Tenure - Pulled from a CRM if available, or determined by Moverly with title data from HMLR. The tenure covers Leasehold, Freehold, Shared Ownership, Share of Freehold, and Commonhold. The tenure can contain multiple titles, for example a Share of Freehold will include Freehold and Leasehold title data from HMLR.

Full address (including UPRN) - Loqate (using the addresses recorded by local authorities)

EPC - EPC register if lodged, if it’s not lodged at the time of onboarding, Moverly will continue to try and fetch it.

Council Tax band - Valuation Office Agency at GOV.UK.

Lease length (if Leasehold is included in the sale) - from HMLR title register

Ground rent (if Leasehold is included in the sale) - from HMLR title register

 

Part B

Property type - pulled from the EPC e.g. terrace, se-detached.

Number and types of rooms - Pull through from CRM if available when onboarded. EPC & vendor confirmation.

Mobile signal - Ofcom

Broadband - Ofcom

Heating - EPC register

 

Part C

Restrictions - from the HMLR title documents.

Rights and Easements - from the HMLR title documents.

Coastal erosion risk - National Coastal Erosion mapping risk (NCERM)

Coalfield or mining - Groundsure Hazard Alerts

Flood risk - GOV.UK and confirmed by vendor

Service charge - usually completed by the vendor.

Landlords only: Rent, Deposit amount, Security deposit amount, and Holding deposit amount (if applicable).
